What we fix, from the inside

What you seeUsually meansWhat we install
Water at the base of the walls after rain Groundwater at the floor joint Interior drain tile to a sump
A sump pump that runs nonstop, or not at all A worn switch or a tired pump A new sump pump, with battery backup
A damp line down a poured wall A leaking crack, not a moving one Crack injection
A musty smell over the crawl space Moisture rising off bare ground Crawl space encapsulation
A basement bedroom with a small window No safe way out in a fire An egress window and well
Water with no clear source A wall, window well, pipe or sewer Leak tracing before any fix

Interior drainage and a pump that keeps up

When water comes in where the wall meets the floor, we lay interior drain tile in stone along the footing.

It carries the water to a pit, where a sump pump with battery backup sends it away from the house.

Cracks, crawl spaces and a way out

A single weeping crack needs crack injection, not a whole system. A damp crawl space gets a sealed vapor barrier.

For a finished basement, we cut in egress windows with wells that drain.

What an inspection visit covers

We check the walls, the floor joint and any sump already there, then the gutters and grading outside. If one of those is the whole problem, we say so.

Then we tell you what we would install. See what drives the cost.

Work we leave to others

We work from the inside. We do not do structural foundation repair or exterior excavation. A bowing wall or a stair-step crack is a question for a structural engineer.

Questions homeowners ask us

Do you dig around the outside of the foundation?
No. We work from inside the basement or crawl space: drain tile under the slab, sump pumps, crack injection, vapor barriers and egress windows. We do not do exterior excavation or structural foundation repair.
How is interior drain tile different from a French drain in a yard?
Interior drain tile is a perforated pipe in stone laid in a trench along the inside of the footing, under the basement floor. It collects water that comes through the walls or up at the floor joint and sends it to a sump pump. A yard French drain moves surface water across a lawn, which is landscaping work we do not take on.
My basement only gets wet in heavy storms. Do I need a full system?
Not always. Sometimes the fix is a clogged gutter, a short downspout or soil sloping toward the house, and we will tell you if that is all it is. A full perimeter system makes sense when water comes through the walls or the floor joint in more than one place.
Do you install battery backup sump pumps?
Yes. We install primary pumps, replace failing ones and add battery backup pumps for storms that knock out power.
Will my job need a permit?
It depends on the work and the town. Egress windows change a means of egress, so they go through the town construction office. When a job needs a permit, we file for it.
Which towns do you cover?
Middlesex County and the Monmouth Bayshore, from our base in Sayreville. We do not take work in Somerset County. The full list is on the service area page.
What happens after I send the form?
We reply by email to set up a visit. At the inspection we look at the walls, the floor joint, any existing sump, and the gutters and grading outside, then tell you what we would install.
Are the photos on this site from your jobs?
No. They are AI-generated illustrations, and each one is labeled. As our own job photos come in, they will replace them.
